For a trailer park (*ahem,* mobile home community), it's a solid place to call home. Most of he properties are well cared for and the standard of resident higher than average. The lots aren't all shoved together, so it feels less populated than it is.

So, even with a rent increase every year. In four years here it’s increased $35. Yet, speed bumps are perilous even at low speeds. The roads are cracked and poorly plowed in winter. Trees need pruning. Mowing is done timely. Storm drains get blocked and can not handle recent torrential rain causing minor flooding. Yards are like super soaked sponges for days after a sizable downpour.

The Residents are mostly older and therefor it’s a more quiet park. Everyone seems to get along well. Most homes and property are well maintained with a few exceptions one being my direct neighbor who mows only when the grass is five inches or more tall. Sad since he is a landscaper. The management of the park is lacking. There is rarely a daily presence. Trees go without maintenance and falling branches are problematic not to mention falling trees. Every year there is a rent increase, with each increase based on higher taxes. Most of us in the park are on a fixed income so every increase hurts because utilities, food, gas and insurance rates increase each year too. Eventually this will cause a mass exodus as affordability will fly out the window.

Points off for brutal speed bumps which require far less than 5mph to avoid damage on a short car.

Trying to get issues that the park is responsible for or even get warranted items on a new home fixed in a timely matter, go on a long long waitlist. There seems to be a greater interest in erecting new homes than taking care of existing homeowners. Albeit there’s more profit in erecting a new than taking care of existing. Repairs and maintenance is done on the cheap. Even so, it’s still one of the better parks in the area. But we shall see if it stays that way.
